Building booms at Idaho Center

Idaho Press Tribune
8/13/2004

An office building project worth close to $4 million will give local businesses space to expand in the fast-growing area near the Idaho Center.

The building is located near the intersection of Franklin Road and Equine Drive, north of the Idaho Center Auto Mall.

The 30,000-square-foot structure will house a Title One Corp. office and Premier Alliance, among other firms.

Steve Laney, co-owner of Oaas Laney LLC, said the building is nearly full of tenants already, with 85 percent signed commitments. He expects the remainder to be finalized soon. Construction began two weeks ago and will be finished in March 2005.

Michael Nigh, project manager with Petra Inc. in Boise, said tenants are also expected to move in during a March timeframe. Petra is the construction company assigned to the project.

"We've had a lot of demand for space out there," Laney said. "It is a good location and links Nampa with the Meridian and Boise area."

Laney and his partner, Erik Oaas, also developed two other office buildings and the hotel near the Premier Title One location.

The company sold the Legends and Premier buildings, both on Franklin Road, in the last two years and still owns interest in the Hampton Inn and Suites, also on Franklin Road.

The Premier Title One building will be larger than the Legends, which has 25,000 square feet, but smaller than the 33,000-square-foot Premier building.

Laney said his company has plans for more projects in the area, but nothing in the near future.

"The city of Nampa has been proactive in helping business in this area," he said. "You can tell by the amount of growth it has received."
